Selling a house

I hate selling houses.
I was spared the hardship of LIVING in the house I was trying to sell, but battling it out with people over how much your home is worth and then having to repair everything they think is wrong with it stinks just as much. Makes me wonder if buying homes is even worth it.
When we bought this house it was our first, and the purchase process went so smoothly - it was positively easy. No counter-offering was done, we paid no closing costs, the repairs were minimal. We closed as early as we wanted, which was 10 days - crazy fast. We were thrilled.

We buy the second house and the process is terrible - we paid full price for a house I didn't like, repairs were minimal, but I was worried there was a water damage problem and was looking for a way out of the purchase anyway. Ultimately we accepted, but even had to fight for the fridge.

Now I apparently have first time home buyers purchasing the easy house. They are seeking advice from various sources that have complicated and elongated the whole process. They had serious commitment issues. And then last night I get their repairs request. Most of it is reasonable, but the items that aren't reasonable are VERY unreasonable.
I think they thought they could buy a 31-year-old house for $30,000 less than it was worth and it would come in brand-new condition. Ugh. So, tomorrow I get to sit down with my repair contractor and see how much all this is going to cost me and hope they are willing to accept my "absolutely not" on a few items.
I CAN NOT WAIT FOR THIS TO BE OVER.
